BTC-Backed Home Loan Application of $360 Million Raises Re-Collateralization Issues
A mortgage product backed by Bitcoin (BTC) has brought re-collateralization and long-term lock-up conditions to the forefront of discussions. Better and Coinbase began general offerings of token-backed qualified mortgage products on August 26, with pre-application loan amounts reaching $360 million. This product combines home equity with Fannie Mae standard qualified mortgages and down payment loans. Coinbase explained that the value of BTC collateral must be at least 250% of the down payment loan amount. Better is responsible for loan execution, underwriting, and post-management, while Coinbase handles the transfer of collateral. The key issue is re-collateralization, where Better can utilize the borrower's collateral BTC as re-collateral, with the condition of returning the same amount of BTC at the time of repayment. The collateral BTC will be returned after full mortgage repayment or refinancing, and can be liquidated if there is a 60-day delinquency. Applicants must meet Fannie Mae's income and credit score requirements, and BTC-backed loans serve to reduce the cash down payment burden. This product allows cryptocurrency holders to access funds for home purchases without selling their assets.
